Seasonal Air Conditioning Maintenance and Winterizing Tips

Fall temperatures are quickly approaching in Virginia, and we’re already getting a nice taste of cool breezes and crisp air. This means that we’ll get a much needed break from air conditioning. Before we know it, air conditioning will be shut down in lieu of heat. While homeowners are eager to turn off the air, it’s important not to forget to winterize your unit by performing a few easy, seasonal shutdown tips.

1. To start, power off the central air unit. This is recommended as a precautionary measure to ensure it’s not accidentally turned on during the winter. It also protects the unit from damage.

2. Hire an HVAC technician to drain the evaporator unit of any condensation. There is a drain at the bottom of the unit that will allow them to empty any moisture buildup. This is an important step because moisture can result in corrosion, rust, mildew and mold growth.

3. Clean in and around the outdoor unit. Remove any leaves, dirt or debris that have made their way inside the fan. Rake the ground around the unit. A breathable air conditioning cover is optional, but not necessary if you plan to periodically clean in and around the unit during the winter months.

4. Winterize outdoor faucets. Turn off water supply to outside faucets by locating the indoor shutoff valves. Now is a convenient time to drain excess water from the faucets by opening the drain cap and emptying the pipe. This prevents any water trapped inside from freezing. Next, be sure to disconnect the hose from the hose bib/outside faucet. This is usually the main reason why pipes freeze and burst; even if it’s a frost proof hose bib!

5. Replace filters. Regularly changed, fresh air filters make a difference. It’s just that simple. Better quality air, lower energy costs and it’s healthy for your entire HVAC system. In the fall, many stores will actually cut filter costs. Now’s the time to stock up, and don’t forget to continue replacing them every 90 days through the fall and winter.
